PoolMaisonette il Fienile is a large detached stone house, perfect for a small group wishing to experience an authentic Tuscan country home in the Chianti Countryside. This beautifully restored maisonette is part of a private estate made up of several charming stone houses, sitting on a peaceful hillside and within a short drive from the most fascinating medieval hill towns of the region. The interior is tastefully decorated with antique furniture, the ground floor features an open-plan living room and dining room with a cozy fireplace and an impressive cove-vaulted brick ceiling. There is an elevated kitchen with a wood-beamed ceiling, fully equipped with all the modern appliances and opens onto an outdoor private patio. The two double bedrooms with en-suite bathrooms are distributed between the ground floor and first floor. The interior of the bedrooms is designed with wood-beamed ceilings and terracotta tile flooring offering a warm feeling. Guests can relax either in the private garden of the house or in the colorful shared gardens and large shared swimming pool of the estate.
A breakfast buffet is served in a beautiful semi-closed veranda within the grounds of the estate which offers breathtaking views over the surrounding valley. Breakfast is available on request for all the guests at an additional cost. Lunches and dinners can be prepared on request by a personal chef for special occasions, all accompanied by a glass of good local wine. In addition, cooking classes can be organized offering the opportunity to learn how to prepare authentic traditional Tuscan dishes. A number of elegant restaurants, traditional trattorias, and pizzerias with traditional Tuscan cuisine can be found within a short drive. Last but not least, one of the most delightful activities that guests can experience to discover the beauty of Tuscany’s wild nature consists of a Safari wine tour. The tour includes an off-road drive through the Chianti hills with a vintage English SUV, a guided tour to three wineries and wine tasting.

Villa Terms:
- Rentals during high season are from Saturday to Saturday (minimum 7 nights). Exceptions may be possible on a case-by-case upon request.
- For rentals during low and mid-season, a minimum of 3 nights stay is required.
- A security deposit of €150.00 is required upon arrival in cash (in Euros). It will be returned to guests upon departure, after checking if anything has been damaged in the villa.
- Check-in is from 3 pm to 7 pm and check-out from 8 am to 10 am. Late check-out is subject to availability. You should contact the villa manager to inform about the approximate time of arrival.
- Pets are not allowed.
- No smoking permitted.
General Terms:
- For stays in the countryside and rural areas, a rental car is recommended due to the limited transportation.
- Please note that prices are listed in Euros and do not include taxes or unless otherwise noted.
- The Italian government has implemented a Visitor’s Tax between €1.50 – €5.00 per person, per night and is applicable for the first 7 nights of a stay. This tax to be paid on-the-spot.
- Extra services may be required to be paid on-the-spot in cash (in Euros). Please check with your villa specialist for more details.

Deposit Terms:
A non-refundable deposit of 50% of the total price should be submitted at the time of reservation to guarantee the booking.
Final Payment Terms:
Due 12 weeks prior to arrival (non-refundable final payment).
Cancellation Policy:
50% deposit is non-refundable. Bookings canceled within 12 weeks prior to arrival are non-refundable and subject to a 100% cancellation fee.
