The two-story private property has been completely restored to a luxurious 9-bedroom villa offering modern comfort while retaining its original features and traditional design.
The interior spaces have been tastefully decorated with antique furniture and modern touches down to the finest of details. The ground floor has a spacious open plan living room with direct access to two charming outdoor sitting terraces, a dining room and a fully equipped state of the art kitchen opening to a lovely terrace perfect for alfresco dining. All the bedrooms have en-suite bathrooms with showers and can comfortably accommodate 18 persons. Two of these bedrooms located in the ground floor are also suitable for guests with disability. The property is surrounded by an enchanting garden ideal for delightful walks with its unique pathways that wind their way across the idyllic surroundings through the olive trees. Within the grounds of the villa there are several cozy wooden and fabric canopies for outdoor sitting and dining including barbecue areas from where you can enjoy the stunning views of the peaceful countryside. Relax your senses in an amazing private infinity pool with hydro massage and experience alfresco dining under a Roman style pergola in the pool area with seating for 19 guests. There is also a semi-outdoor terrace outside the wine cellar that can host small groups for wine tasting or an aperitif.
For larger groups, the villa can be rented together with its charming brick guest house upon request at an additional cost. This fully renovated apartment is situated within a short walking distance from the main villa and has its own independent fenced entrance that can be accessed directly through an individual pathway. It consists of a living room with TV, a kitchen with dining area, a bathroom and a double bedroom accommodating two extra guests. The guest house has two outdoor dining areas including one lovely terrace facing the garden and a large wooden gazebo with a built-in barbecue. The guest house can be rented only together with the main villa in order to offer complete privacy and exclusivity.
During your stay at this exclusive holiday retreat you can experience cooking lessons conducted by the chef of the villa, wine tasting and a number of exclusive Tuscan experiences. The position of the villa can form an excellent base for visiting various important Tuscan cities of art within a short driving distance. Some of which include Florence, Pisa, Lucca, Volterra, Vinci, Certaldo and other Medieval towns like San Gimignano renowned for the truffles and Lajatico where every summer Bocelli has his ‘Teatro del Silenzio’ international concerts. Within a close proximity, there are two lakes immersed in a spectacular natural landscape where you can enjoy outdoor activities including sport fishing, trekking and mountain biking. There is a playground area for children, a cycle path, several pedestrian paths in the woods, a solarium, a football field (soccer) and a picnic area. - The above optional services are available upon request and payable on-the-spot in cash and in Euros.
Villa Terms:
- Rentals during high season are from Saturday to Saturday for a minimum of 7 nights. Exceptions may be possible on a case-by-case upon request.
- For rentals during low and mid-season, a minimum of 3 nights stay is required.
- A security deposit of €3,000 will be kept from the client’s credit card and released upon departure if no damages will occur.
- A food & beverage deposit of €2,500 is required upon arrival (Euro cash only). The villa will keep track of your expenses and request additional funds if required. At the end of the stay, any unused balance will be returned. Please not that checks are not accepted.
- Check-in is from 4pm to 6pm and check-out between 8am to 10am. Late check-out is subject to availability. The villa needs to receive all the information regarding guest’s arrivals (transport company details and exact arrival time) at least 10 days before arrival. You should inform the villa manager at least 48 hours before arrival about any delay or variation which may incur extra charges to cover the staff expenses.
- The pool usually opens from the beginning of May till the end of September but this may vary depending on the weather condition.
- The owner reserves the right to inspect the property at any time in order to continue to preserve the good condition of the villa and its pool.
- Due to the Italian food & beverage laws, the villa is allowed to serve food & beverage only for a maximum of 19 persons. For a larger number of guests, the presence of a catering company is required and will be quoted at an additional cost.
- In order to regulate the access to the villa, the presence of any external guests must be communicated at least one day before. With the presence of more than the 19 guests staying at the villa, excluding event days, the villa will effectively consider it as an additional event and an extra fee for will be applied.
- House trained pets are usually allowed on request at an extra fee of €50,00.
- Smoking is permitted only outside.
General Terms:
- For stays in the countryside and rural areas, a rental car is recommended due to the limited transportation.
- Please note that prices are listed in Euros and do not include taxes or unless otherwise noted.
- The Italian government has implemented a Visitor’s Tax between €1.50 – €5.00 per person, per night and is applicable for the first 7 nights of a stay. This tax to be paid on-the-spot.
- Extra services may be required to be paid on-the-spot in cash (in Euros). Please check with your villa specialist for more details.

Deposit Terms:
A non-refundable deposit of 50% of the total rental price has to be paid (by bank transfer) within 10 days from the time of reservation to guarantee the booking.
Final Payment Terms:
Due 8 weeks prior to arrival (non-refundable final payment).
Cancellation Policy:
50% deposit is non-refundable. Bookings canceled within 8 weeks prior to arrival are non-refundable and subject to a 100% cancellation fee.
